"After a half century renovating churches, courthouses, and medical buildings in Lowell, [Nicholas Sarris] is working on his first art studio conversion. This spring, construction
began on the 1800s Gates Block. [...] 'Artists are making an impact in the downtown area. I think they will be good for this piece of property,' "
-The Boston Globe
A 19th c. converted warehouse includes a gallery on the main floor and 35 studio spaces which will include "painters, photographers, jewelry makers, healing arts, workshop space, multi-media, music, pottery and much more" (according to Gates Block Studios, Facebook).
Gates Block is the new home to Van Gogh's Gear. The art store relocated in January of 2013 and is struggling with a lack of storage space that accomodates the new layout. With a long, narrow floor plan and 13'+ high cielings, the need for vertical storage has been a challenge. Acting as an imaginary client, Steve Syverson has accepted my offer to propose a design
that addresses the existing and future needs of the store.

Through the manipulation of materials and space, the facility pays homage to the history of the area
without replicating what exists. Forms are contemporary though reminiscent of the industrial era from
which the district rose; tall windows, strong vertical elements and exposed structural members are
incorporated with raw textures such as board formed concrete, reclaimed wood and recycled steel.
MAIN PROGRAM
The facility is composed of four main complexes: the train and bus stations to the south, the ticketing booth to the northwest and the commercial complex to the northeast. The train station is the core and the main level houses a central lobby/receptionist, main ticketing booth, waiting areas, bike rentals and a café. On the
upper floors there are public conference rooms, a larger café, offices and support space. The bus station functions similarly on a smaller scale and provides a
pick-up and drop-off area for vehicular transit. The waiting dock on the east offers views across the Merrimack River to those waiting for their commute. The satellite ticketing booth offers convenience to those who live or work north of the site. If they commute via railway they can easily purchase tickets on route to the station without navigating to the opposite end of the site.
SECONDARY PROGRAM
The commercial complex houses the secondary program which is a combination of leasable retail/office
space, a café, a penthouse restaurant and a farmer’s market for the public. The area is a mixture of
residential and commercial with dense housing just north of the complex; the marketplace will bring
vibrancy to the neighborhood and become a point of integration for those who live and/or work there.
CIRCULATION
TRAIN
Commuter rail platforms are centralized between surrounding commercial & residential buildings, are
easily accessible from the adjacent parking lot, and the elevated pedestrian bridge allows for easy/
direct access from the other complexes.
BUSES
Buses easily divert off of Canal St, access the station via Bedford St and resume their route via Spring St.
TAXIS/VEHICLES
Taxi/vehicular loading is located on the eastern portion of the site along N Commercial St. Cars and
taxis approach from the south and pull off beneath the overhang, load passengers, and continue on.
PEDESTRIANS/BICYCLISTS
An elevated pedestrian bridge runs continuously between complexes for walkers, bicyclists, etc.
SUSTAINABILITY
STORM WATER RUNOFF / GREYWATER SYSTEM
In an area where pervious surfaces are already limited, storm water management becomes critical.
There are a series of green roofs located intermittently along the site in order to control runoff and
incorporate a greywater system.
RECLAIMED MATERIALS
The use of reclaimed materials (such as wood planks) further surpasses the energy savings even of
recycled materials.
WALKABILITY
An elevated pedestrian bridge runs continuously between the complexes in order to allow easy/
direct passage for bicyclists and those on foot. The public can rent bikes at the train station complex.

Jury Comments:
"Christina presented a dynamic project that not only scored high in architectural design, but also in the secondary program and the building’s feasibility. The narrow structure that hugs the rail line as the primary program is strengthened by a pedestrian bridge to the adjacent farmers’ market and retail plaza of the secondary program. This was one of the strongest projects in regards to materiality, scale, and an overall feeling one would get when inhabiting the site. Graphically, this board ranked among the top in clarity, as well as in informing an audience on how the design was developed."

Finalized interior perspective (SketchUp filter: Scribble on Masonite).
On the far left is a "feature wall", an element that draws the eye and anchors the space. It is comprised of extruded rectangular shelving units (inspired by the irregular staggered nature of the raw brick on the opposing wall) which also provide windows into the adjacent gallery.
Above: overhead storage (36" tall, 18" deep). Panel facing provides a surface for displaying art, creating a gallery for employee artwork. The overhead units give spatial hierarchy while not detracting from the high ceilings. They visually divide the two longitudinal bays which also guides circulation and breaks down what is otherwise one large / open / less functional space. Simple plank shelving on the left wall lends attention to the existing brick.
The center aisle necessitates storage in place of the large obstructive tables currently used. This vertical screening/storage system allows light to filter in and also keeps in mind ease of security. It allows a certain amount of transparency but still maximizes the usable storage space.
